The detail
So what exactly is it?
Bridging finance is a short-term loan, usually secured against property. It is designed to cover a gap, for example buying premises before longer-term funding is arranged, or releasing capital while a sale goes through. Loans are usually repaid in a lump sum when the asset is sold or refinanced, so a clear exit plan is central to every application.

Questions
What is an exit strategy?
It is how the loan will be repaid at the end of the term, usually by selling the property or refinancing onto longer-term finance. Lenders look closely at how realistic the exit is.
Can bridging finance be used for auction purchases?
Yes, it is commonly used for auction purchases because of their fixed completion deadlines. We recommend speaking to us before the auction.
Is a valuation needed?
In most cases the lender will instruct a valuation of the security property. We will explain what each lender requires.
Can you borrow against more than one property?
Some lenders will take security over more than one property. We can talk through whether that would suit your situation.
